BIM as enabler of circularity in construction

Project ZIN in Brussels is a flagship example of how Building Information Modeling (BIM) can drive circularity and sustainability in large-scale urban redevelopment. Transforming the former World Trade Center towers into a vibrant mixed-use complex, ZIN combines offices, residential units, a hotel, retail, leisure, and a public greenhouse into one dynamic ecosystem. With over 60% of existing structures and materials reused, repurposed, or recycled, the project exemplifies the Cradle-to-Cradle approach and sets new benchmarks for resource efficiency. BIM serves as the digital backbone of this transformation—enabling transparent material inventories, lifecycle data management, and future adaptability of spaces. The lecture explores how BIM must evolve to become a true enabler of circularity: From greenBIM to reuse potential. ZIN demonstrates not only the revitalization of a district but also a blueprint for the future of sustainable, circular construction.
